Book is all about advertising the authors services which are high priced
This book is focused on getting you to purchase courses and annual membership fees to the author with no new insights shared directly. References to Warren Buffet in quotes are miss leading.

Not what i expected
After reading the high reviews, I had very high expectations for this book. The books has a few good nuggets. However, after reading through a few chapters i quickly realize that this book is a marketing strategy to encourage readers to join the authors mentorship program. Many of the tips he gave requires you to be apart of his network in order to access such opportunities. I quickly lost interest in the book and stop reading mid-way. I skipped to the end of the book and saw where the author prompted the reader to sign up for the mentorship program which further confirmed my point. Who has 250K laying around to hire this guy as a mentor. I surely don’t. After stopping the book mid way, i came back to amazon to read the reviews with 1 or 2 stars and I agree with most if not all of them. The book is good if your interested in seeing how millionaires or high earners invest but its not good for someone starting with little resources.

Waste of time. Not much valuable information
Talk how about a lot of things but doesn't really explain anything.I'm 3/4 done with the book and truthfully I have not learned anything. This book is just about real estate, real estate, real estate, real estate. His first investment was on a mobile home which I believe many Americans could do, but then he jumps into hundreds of thousands if not millions of dollar investments. Also talks about all the connections that he has and all his investments that he has done but you don't really learn anything from his investments he just tells you what profits he gets but he doesn't tell you exactly in detail how to make those profits. It always bothered me to start a book and not finish it but this one I think I'm going to have to call it quits.There is a lot of repetition for example get your money back within one or two years, also that he knows a lot of people.For example one of the deals is that he puts down $100,000 and he asked for special offers to get his money back in one year and then to get money after that one year and blah blah blah, but there is no detail in how to do this he just tells you how he gets his money.

Valid points but exaggerate
In the book, the author provides many good investment mindset and tactics which are very valuable.On the other hand, the author often exaggerates the reality. "I can negotiate the term like xxx" often appear in this book. It feels like the counterpart is an idiot and always tends to offer you the best term. It's too good to be true.Finally, the author will try to upsell you to his paid courses, mastermind or 1:1 coaching which can be extremely pricy. If you're very successful in real investment, you don't need to sell pricy info products at all.Warren Buffet doesn't sell course or mastermind group...

A must read in your financial education!
I have been on a journey of educating myself to gain financial freedom. I have read tons of books, listened to podcasts, etc. I have found Justin Donald to be a HUGE help! He has incredible expertise and teaches and articulated in a way that makes complex and unfamiliar things understandable. The principles make sense and the guide is something I can follow! I feel incredibly empowered in taking control of my financial future and I appreciate this book as a guidepost for my successful journey!
